The order addresses concerns that promoters and real estate agents are not consistently displaying the required information – namely the MahaRERA registration number, website address, and QR code – in a clear and easily accessible manner. As a Chartered Accountant and RERA consultant, I, CA Lalit Pawar, want to highlight the key takeaways from this order and its implications for the real estate industry in Maharashtra.
🔍 The Need for Clear Information in Ads
MahaRERA’s directive stems from Section 11(2) of the Real Estate (Regulation and Development) Act, 2016, and Rule 14(2) of the Maharashtra Real Estate Rules, 2017. These provisions mandate that all real estate advertisements prominently display certain information to ensure transparency and consumer protection. The goal is to empower homebuyers with easy access to project details and regulatory information.
Key Directives from MahaRERA Order No. 46C/2025:
The order outlines the following requirements for all advertisements and promotions by promoters and registered real estate agents:
- Font Size: The font size of the MahaRERA registration number and website address must be equal to or larger than the font size used for the project’s contact details and address. If different fonts are used for contact details, the RERA information must be equal to or larger than the largest font used. This ensures readability and prevents the RERA information from being obscured.
- Placement: The MahaRERA registration number and website address must be placed in the top-right quadrant of the advertisement or promotion, in a color that ensures high visibility. This strategic placement ensures that the information is easily noticeable.
- QR Code: The Quick Response (QR) Code must be displayed correctly, maintaining its aspect ratio and positioning. It must be legible, readable, and detectable by software applications. Like the registration number and website address, the QR code must also be placed in the top-right quadrant of the advertisement. This allows potential homebuyers to quickly scan the code and access detailed project information on the MahaRERA website.
Why These Directives Matter:
These requirements are crucial for:
- Transparency: Ensuring that homebuyers have easy access to essential information about registered projects.
- Consumer Protection: Empowering homebuyers to make informed decisions and avoid fraudulent or misleading advertisements.

Consequences of Non-Compliance:
Failure to comply with these directives will be considered a violation of RERA. The penalties for non-compliance are significant:
- Financial Penalties: Penalties can range from Rs. 10,000 to Rs. 50,000.
- Continuous Violation: If the violation is not rectified within 10 days of the penalty being imposed, it will be considered a continuous violation, leading to further action under the relevant provisions of the Act.
Action Required by Promoters and Real Estate Agents:
- Review all current advertisements and promotions to ensure compliance with the new directives.
- Update advertising templates and guidelines to reflect the required font size, placement, and QR code specifications.
- Educate marketing and sales teams about the importance of RERA compliance and the potential consequences of non-compliance.
